01How much does a cold storage cost in Pakistan?
Cold storage capex in Pakistan typically runs PKR 25,000–60,000 per cubic metre of net storage (approximately USD 90–215/m³), depending on temperature, panel thickness, refrigeration architecture, and site class. A 1,000 m³ cold store at +0°C with 100 mm FireSafe PIR and a CDU refrigeration system on a greenfield site costs roughly PKR 3.5–4.5 crore. Larger blast freezers, ammonia plants, multi-zone 3PL warehouses, and CA stores cost more. The calculator above gives you a free indicative band for your specific scope.
02What does the cost include?
Full turnkey scope: FireSafe PIR sandwich panel envelope (walls + ceiling), civil works (foundation, slab, drainage, dock approach), refrigeration plant (compressors, condensers, evaporators, piping, refrigerant charge), insulated doors, electrical (panels, cabling, distribution), controls and SCADA, plus engineering design, project management, commissioning, contingency, and Izhar Foster overhead and margin. Direct subtotal is uplifted by ~29% to capture EPC scope; the final number is presented as a ±20% band.
03How accurate is the calculator?
Each output is presented as an indicative band ±20%, calibrated against Izhar Foster's historical project order book and Pakistan-specific civil and refrigeration benchmarks. 04Can I edit the underlying cost numbers?
Yes. Every cost cell on the breakdown table is inline-editable — click the value, enter your own number, and the calculator recomputes immediately. Overrides persist per-session in your browser (localStorage). Use the Reset button to restore Izhar Foster's indicative defaults.
05How does the diesel-vs-solar comparison work?
For each Pakistani city we apply a default load-shedding hours-per-day figure (overrideable). Diesel OPEX is calculated from the refrigeration plant's part-load kWh during outage hours, the diesel rate (PKR per litre, ~285), and a typical genset efficiency of 3.2 kWh per litre. Solar OPEX saving is calculated from a rooftop PV plant sized to the refrigeration peak, using Pakistan's average annual yield of 1,650 kWh per kW installed and the city's electricity tariff. Payback is solar capex divided by annual saving.
06PEB or RCC for cold storage in Pakistan?
PEB (Pre-Engineered Building, steel-frame) is faster and cheaper at construction; RCC (Reinforced Cement Concrete) is heavier but offers better thermal mass, fire resistance, and longer structural life. The calculator applies a 1.35× capex multiplier and an additional 6 weeks lead time for RCC. Most Pakistani cold-store buyers choose PEB for the speed advantage; RCC is selected for permanent owner-occupied facilities where the 25-year-plus structural argument outweighs the capex premium.
